A thirty-day integrated plan
This is a suggested study schedule, not a substitute for approved education or a promise that every reader will master the material in thirty days. Start earlier when the vocabulary, calculations, or legal distinctions are new.
Days 1–4: Read Chapters 1–5 and 22. Learn property classifications, descriptions, ownership, Encumbrance A claim, burden, restriction, or interest affecting property. See Chapter 5. Glossary, and Colorado licensing. Work area problems without relying on a memorized answer.
Days 5–8: Read Chapters 6–9 and 23. Contrast national Agency An authorized relationship in which an agent acts on behalf of a principal. See Chapter 8. Glossary concepts with Colorado single agency, transaction-brokerage, Customer A person receiving services without necessarily being represented. See Chapter 8. Glossary status, and designation. Explain why compensation does not determine the relationship. Practice the current written-agreement rule.
Days 9–12: Read Chapters 10–13 and 24–25. Follow a completed Colorado residential contract from offer through each Contingency A contractual condition affecting obligations or available remedies. See Chapter 11. Glossary. Build a deadline sheet from the actual form, not from assumed universal dates. Distinguish Inspection objection A contract notice identifying inspection-related dissatisfaction through the agreement’s objection route; distinct from the separate termination route. Days 13–16: Read Chapters 14–17 and 30. Work Appraisal An opinion of value developed for a defined assignment. See Chapter 14. Glossary, capitalization, loan, disclosure-timing, and closing problems. For every Proration Allocation of a recurring amount between parties or periods. See Chapter 17. Glossary, state who owes whom before calculating. Separate federal FIRPTA Federal rules concerning tax and withholding on specified foreign dispositions of U.S. real property interests. See Chapter 20. Days 17–20: Read Chapters 18–21 and 26–29. Practice trust deposits, Three-way reconciliation A comparison of adjusted bank balance, trust-account book balance, and the total of individual beneficiary or property ledgers. Glossary, supervision, disclosure, management, water, security deposits, and Foreclosure Enforcement of a security interest through authorized sale or legal process. See Chapter 7. Glossary distinctions. Keep federal, Colorado, contractual, and local requirements in separate columns in your notes.
Days 21–23: Complete Chapter 31 and take national Exam A in Chapter 33. Review every miss and every uncertain correct answer using Chapter 35. Write a new fact pattern for each repaired concept.
Days 24–26: Take the Colorado examination in Chapter 37, using 110 minutes as the practice limit. Diagnose results by the eight categories in Chapter 38. Restudy a weak domain even when the overall score appears comfortable.
Days 27–28: Take national Exam B in Chapter 34 and review Chapter 36. Rework math with different numbers. Do not repeatedly retake an unchanged test merely to produce a higher memorized score.
Days 29–30: Review current-source notes, weak domains, formulas, and the Colorado glossary. Confirm the current PSI instructions, identification, calculator policy, travel or remote-testing arrangements, and applicable score and application deadlines. CO01 CO03
Seven-day review for a prepared candidate
Day 1: Property, Title The legal ownership interest or rights in property, distinct from the deed documenting transfer. See Chapter 7. Glossary, ownership, land use, and Colorado licensing.
Day 2: Agency An authorized relationship in which an agent acts on behalf of a principal. See Chapter 8. Glossary, Colorado relationships, compensation, supervision, and advertising.
Day 3: Contracts, approved forms, timelines, notices, and remedies.
Day 4: Trust funds, disclosure, fair housing, water, management, and Foreclosure Enforcement of a security interest through authorized sale or legal process. See Chapter 7. Glossary.
Day 5: Valuation, finance, federal lending rules, and Colorado closing math.
Day 6: A timed Colorado set, targeted correction, and fresh national problems in weak domains.
Day 7: Light recall, formula checks, source-version review, and logistics. This schedule is a review, not a realistic replacement for first-time learning of the entire subject.
Use all three practice sets honestly
The two national sets contain 80 original questions each; the Colorado set contains 74. Suggested practice limits are 120 minutes for each national set and 110 minutes for the Colorado set. The state category counts and these times follow the accessible PSI publication, while the national sets are not weighted replicas of its blueprint. CO01
Use the law and Assumption Taking responsibility for an existing loan under the governing arrangement. See Chapter 15. Glossary stated in the question. National hypotheticals sometimes describe a rule available in another jurisdiction; that does not authorize the same practice in Colorado. The Colorado set uses the verified current-law changes specified in its instructions.
A self-imposed goal such as 85% on genuinely fresh practice, with no major weak domain, can help organize review. It is not an official threshold, a validated prediction, or a guarantee. Grade explanations and uncertainty as well as letters.
The error log
For every error, record the question, selected answer, correct answer, controlling rule, and a new example. Useful labels include definition, exception, relationship, document, trigger, deadline, math setup, arithmetic, and misread wording.
A corrected entry might say: “I applied the five-business-day property-management deposit rule to purchase earnest money. First classify the funds; then identify receipt and mutual execution; then apply the governing rule.” Another might say: “I treated all prepaid amounts alike. Prepaid rent is income owed to the buyer for the buyer's period; prepaid association dues are an expense reimbursement to the seller.”

- Broker licensure, active status, independent practice, and employing-broker qualification.
- Single Agency An authorized relationship in which an agent acts on behalf of a principal. See Chapter 8. Glossary status, and Designated brokerage A framework identifying the individual broker or brokers serving a party; an office colleague’s relationship is not automatically imputed to everyone in the firm. - A relationship disclosure, an engagement agreement, and a compensation arrangement.
- Commission-approved forms, permitted alternative forms, and unauthorized legal drafting.
- Mutual execution, Acceptance Assent to an offer in the required manner without a material change that creates a counteroffer. See Chapter 10. Glossary, closing, and possession.
- Inspection objection A contract notice identifying inspection-related dissatisfaction through the agreement’s objection route; distinct from the separate termination route. Glossary, inspection termination, and unresolved inspection resolution.
- A contractual earnest-money due date and a license-law deposit deadline.

Examination method
Read the tutorial and follow current examination rules. Identify whether each question asks for a definition, a legal duty, the first action, or a calculation. Do not invent a missing exception or an unstated contract selection. Use remaining review time for marked questions and identifiable errors, not for changing letters because the distribution looks uneven.
Final principle: The strongest answer follows the stated facts and applicable rule with the fewest invented Assumption Taking responsibility for an existing loan under the governing arrangement.
